摘要
政府机构在制定房地产市场宏观调控政策、城市发展规划时,首先要了解城市居民的购房能力,而房价收入比是常被用来评估居民购房能力的经济指标,由于房价收入比定义的特殊性及其假设条件与现实的严重不符,其令人信服的程度总是受到质疑。本文基于城市居民购房的行为,对房价收入比进行改进,提出新的评价居民购房能力的经济指标——还款系数,更加客观合理地评价城市居民的购房能力。
When governments make real estate macro-controlling policies and city-development programs,they must know the capability of housing purchasing of the city-residents at first.Housing price-income ratio is an index which is often used to revalue the capability of housing purchasing of the city-residents,but the definition of housing price-income ratio is special and not agree with the real world,so people can't trust it.Considering the real course of housing purchasing,we improve the index of housing price-income ratio and create a new index named ratio of loan repayment,which revalue the capability of housing purchasing of the city-residents completely and truly.
