摘要
从政府、开发商及购房者三个角度,对政府的土地政策、金融政策、税收政策,开发商的开发成本、供给关系、市场预期以及购房者的需求弹性、可支配收入等八个影响房地产价格的因素进行分析,提出使房价理性回归的途径和相关建议。
From three perspectives of government,developer and purchaser,this paper analyzes the eight influences factors of real estate price,which are land policy,financial policy and tax policy for government,development cost,supply connection and market expectations for developer,as well as demand elasticity and disposable income for purchaser,some suggestions are put forward for the rational regression of housing price.
