摘要
依据沈阳市近几年房价收入比和房价租售比的数据,分析沈阳市房价的现状。通过对沈阳市房价的构成进行分解,将沈阳市房价构成中各因素所占比例同国外房价构成各因素的所占比例进行横向比较。对沈阳市房价构成及上涨的合理性进行了分析,得出了影响沈阳市房价的合理性因素与非合理性因素。
According to the data of house prices to income,sale and rent ratios in Shenyang in recent years,this paper analyses the present situation of house prices in Shenyang,and anatomizes the composition of Shenyang's house prices.Through comparing the proportion of each factor consisting of Shenyang's house prices with foreign countries,this paper wholly analyses the rationality of house prices in Shenyang and the rationality of rising prices in theory.Therefore,we find reasonable and unreasonable factors influencing Shenyang's house prices.
