摘要
本文在分析测算城镇内部基准地价方法的基础上,提出一种测算城镇之间基准地价水平的方法──分等估价法。此方法从宏观上调控城镇之间的地价水平,迅速建立一个大城市和所属县市城镇的基准地价体系,对目前正在全国范围内开展的城镇土地评估工作具有较好的实践意义和应用参考价值。并应用此方法建立了宁波市各城镇基准地价体系。
On the basis of analysis of the land valuation methods in town, the gradation valuation method is proposed for calculating land price levl between towns. With the method, the land priCe level between towns can be balanced around the whole city, and the land Price system of the whole city can aLso be quickly established. with its application, the land Price systtem of Ningbo has been established, which is proved very effective.
