Analysis of the Current Real Estate Macro Control Policy and Effect

从土地、金融、税收三方面阐述了近年来房地产宏观调控政策,将2009—2011年间房地产开发投资、开发量、销售量、房价、保障性住房建设变化与2003—2007年间的变化进行对比分析,发现当前房地产业虽然仍保持较快发展,但是商品房销售量和房价的增幅都明显回落,说明当前房地产宏观调控政策取得了积极的效果。

The article elaborates real estate macro-control policies in recent years from three aspects of land,financial and tax.It makes comparative analysis of the real estate investment,development,sales,prices,affordable housing construction changes between 2003—2007 and 2009—2011.From this analysis,the article concludes that the current real estate industry still maintains relatively fast development,but the increase in residential sales volume and prices have come down significantly.So the current real estate macro-control policies have a positive effect.
