摘要
房地产评估中,土地使用年限和建筑物的经济使用年限不一致的情况普遍存在,但未引起足够的重视。本文从剖析《房地产估价理论与方法》教材中的一个错误公式入手,提出了一套在此情况下较为实用的评估思路。
In real estate appraisal, it is ubiquitous that the usage period of the land and the economic life of improvement are not the same, but still didn't pay enough attentions. This article puts forward a set of practical way of appraisal in this situation with analyzing a wrong formula in method and approach for real estate appraisal.
