摘要 强调了在我国由商品房在房产市场中起决定作用向二手房在房产市场中占主导地位转变的历史必然性。根据房产市场的垄断性特点 ,运用经济学供求关系的原理进行了理论分析 :在假定二手房与同类商品房无差异条件下 ,运用替代商品原理对二手房影响商品房价格进行了定性及定量分析。真正体现住宅作为商品在市场中遵循价值规律的特性。大力发展、规范二手房交易市场对平抑房价 ,扩大住房消费 ,防止出现新的房产过热 。 This paper stresses the historical inevitability that second hand houses are taking the place of the commercial apartment and playing a dominant role in chinese real estate market.According to the monopoly characteristic of real estate market,and using the supply-demand relationship in economics,this paper carries on a theoretical analysis:it assumes that there are no differences between the second hand houses and the commercial apartment of the same classification and makes qualitative and quantitative analysis about the influence of the second hand houses on the commercial apartment with the application of the theory of substitute commodity.It really embodies the characteristic of house as commodity in keeping to the law of value.So,it is great significance to develop and regulate the trade market of second hand houses for stabilizing the house price,expanding house consumption,preventing the real estate from overheating,improving the dwelling environment of the citizens in our country.
