摘要 旅游房地产是指以旅游为目的的房地产开发、营销模式,开发项目全部或部分实现了旅游的功能。房地产业和旅游业均是中国国民经济的新增长点,旅游业迅猛发展,对房地产业带来强烈关联效应。目前中国旅游房地产开发大致有四种模式:一是娱乐类旅游房地产开发;二是观光类旅游房地产开发;三是接待类旅游房地产开发;四是景观型住宅区开发,其相应的区位具有明显的空间分异特征。区域旅游业发展所推动的旅游房地产开发呈现一些亟待解决的问题,如项目缺乏规划;景区城市化带来的生态环境破坏等。规范旅游房地产开发,是维系旅游景区的自然属性和可持续发展的重要途径。 Real-Estate for tourism is a mode of estate development distribution for tourism and its development item implements full or partial function of tourism. Both real-estate and tourism are the increasing point of China's economy and particularly the rapid development of tourism brings great influence upon the real-estate industry. Nowadays, there are mainly four exploitation modes in China's real-estate for tourism: first, real-estate exploitation for recreation and entertainment; second, real-estate exploitation for sight-seeing; third, real-estate for reception; fourth, real-estate exploitation for landscape and inhabitants zone. Each mode has its obvious spatial character. There are still some problems needed to be solved with the exploitation of real-estate for tourism, such as there is no layout for some projects and the environment is destroyed by the scenery urbanization. Therefore, regulating the exploitation of real-estate for tourism is an important approach to maintain a better attribution and keep sustainable development of scenic spot.
