2004年纷争中的房地产业

摘要 2004年对于中国房地产业来说是引起纷争最大的一年。自从1 998年进入新一轮上升周周期后,房地产投资已经经历了7年左右的增长期,并于2003年底达到年投资29. 7%的高增长水平。同时,由于需求旺盛,商品房的价格也逐渐走高,全国商品房平均销售价格已经由2001年初的2100元左右上涨到2004年9月份的2774元,涨幅323%,某此地区的房价甚至成倍增长,因此,各界对房地产业是否过热地急诊越来越激烈,同时,从2004年4月份开始的宏观调控也将房地产投资增长率和房价作为主要的调控目标,希望这驾拉动近几年经济高速增长的马车能够跑慢一点。 2004 is the year in which most disputes arise in the real estate industry in Chins,Since entering the new rising cycle in 1999,the incestment of realestate has experienced an increase period of about 7 yearsand by the end of 2003,a high increase speed of annual investment of 29.7% was reached.At the same time,due to large demand of supply,teh price of commercial housing has been rising,The average sales price of commercial housing nationwide increased from about 2100 RMB at the beginning of 2001 th 2774 RMB in September 2004,which was a 32% increase.The price of housing in some regions was even dulpicated.Therefore,teh dispute on whether the real estate industry in too hot is geetting more and sharper in various fields.Moreover,Macro-regulation beginning from April 2004 also regard real estate investment growth rate and price of housing as the main objective for regulation,It is hoped that the force that drives the economic growth of the recent years can become a little smatler.
