城市空间扩展与房地产业开发关系研究——以南宁市为例

The relationship between real estate and city′spatial extension a case study on Nanning city

目的 分析南宁市房地产业发展特点和城市空间的历史演变,探讨房地产业对城市空间扩展的影响。方法 运用城市空间发展理论和产业经济学比较研究房地产发展不同阶段的城市空间扩展情况,探讨二者间关系。结果 南宁中心城市空间正处于规模扩张阶段;政策和城市规划同时对房地产和城市空间产生影响;房地产开发与城市空间扩展方向基本一致,并能改善城市空间环境。结论 应该整合二者关系,促进房地产发展,带动和引导城市空间扩展的可持续发展。同时,要选择正确的城市扩展方向,为房地产发展营造良好氛围。

Aim Analyzing the trait of real estate in Nanning city, the effect of the development of real estate to city spatial extension is illustrated. Methods Using the theories of city spatial and industry economy, the relationship of real estate′s development and the city spatial extension is researched through contrasting their different development levels in different times.Results The direction of the city spatial extension is always followed that of real estate′s development.Conclusion Promoting the sustainable development of city spatial extension by strengthening the development of real estate.
