摘要
以基准地价为基础 ,利用相关分析法 ,讨论了城市土地资产评估的结果 ,指出不同方法得出的土地总资产价值差异不大 ,但基于土地区片价格基础上的资产评估比基于土地级别价格上的资产评估更具有合理性 .具体分析造成二者差异的原因后 ,向政府部门提出建议 :以城市土地区片基准地价为基准评估土地资产 .
The methods of evaluating urban land capital based on base land value have been discussed with correlative analysis.It can be seen that the way of evaluating urban land capital based on the plot price is more rational than that based on grade price.After analyzing the reasons of difference between the two ways,the authors put forward a suggestion for government to assess urban land capital using the plot price.
