Research on Urban Standard Land Price Appraisal Model Based on Neural Netword

应用基于经验知识的人工神经网络技术建立城市基准地价综合评估模型 ,可使城市地价评估工作更加科学、合理、公正 ,同时可充分利用土地定级成果 ,实现城市土地定级、基准地价评估的一体化和智能化 ,减小评估工作量。评估实例说明 ,模型具有较强的实际应用价值 。

Experence-based artificial neural network should be employed in urban atandard land price appraisal model not only to make the appraisal work more scientific,reasonable and fairer,but also to take great advantage of the land grading results, so as to integrate and intelligentize land grading and price appraisal,as well as to minimize the workload of appraisal.The example being presented in the paper shows that the established model signify much in practicing application,especially in the appraisal of mass land where the land market has been adequately developed.
