摘要 在城市土地类别基准地价测算基础上,依据土地最高收益原则和最佳利用原则,并借用阿朗索竞租理论和边际分析法,可评估出城市土地的综合基准地价。本文概略说明了上述理论和方法,并用这些理论和方法对苏南某一城市的综合基准地价进行了评估。 land,land price,urban land Abstract Datum price of urban land is the important foundation, based on which the governmentconducts the macroscopic control and management of land price and guides land market. Thedatum land price can be divided into two catagories,i.e. single datum land price and integrat-ed one. The former means the datum prices of urban land in the different uses such as com-merce,housing and industry.The latter is an integration of the single datum land prices.The theoretical base for assessing integrated datum land price is the principles of thehighest income and optimum use of urban land.It is feasible to integrate the datum land pricebased on william Alonso′s rent-competed theory and the marginal analysis approach which isused to expound the spatial land allocation in urban area and its surrounding zone. A casestudy of assessing the integrated datum land price in a city in southern Jiangsu Province wasoutlined in this paper。
