摘要
城市地价既是土地市场的调控杠杆,也是国家宏观经济景气状况的“晴雨表”。日本的城市地价经历了自 1955 年至 1990 年长达 35 年的持续上涨,创造了“地价神话”,又经历了自 1991 年“地价泡沫”崩溃至今,长达 12 年持续下跌,这在世界各国经济发展历史上都是罕见的。研究日本城市地价变动的基本情况、产生原因及其经济影响,对于我国建立健全城市地价体系和地价管理模式具有重要的启示意义。
Urban land pricing is at once an lever for adjusting the land market and a “weatherglass” for the prosperity of the state macro economy. As a very rare phenomenon in the history of national economic development, the urban land price of Japan, after enjoying a 35-year-long successive rise from 1955 to 1990 and creating the “land price miracle,” has suffered a 12-year-long drop ever since the collapse of Japan’s “land price bubble” in 1991. A study is seen to be necessary of the basics of Japan’s urban land price changes, their causes and economic effects, which would help throw light upon China’s effort to establish and perfect her own urban land price system and land pricing administration mode.
