摘要
在对经济容积率概念进行了论述后,通过经济学分析明确了经济容积率是区间,不等同于其它容积率一样是一个定值。依据于投入产出的分析,给出了经济容积率的一般计算公式。同时认为,经济容积率不仅应用于城镇土地利用潜力评价中,而且还可以在城市规划的制定、房地产开发的项目选择等领域中得到更为广泛的应用。
After expounding the definition of economic floor area ratio (EFAR), this paper, by means of clear analysis in economics, shows that the EFAR is not a fixed value but an interval one. Based on the input-output analysis,the paper provides the EFAR calculation formula. Meanwhile,it holds that the EFAR is not only applicable to the evaluation of urban land utilization potential, but also widely applicable to the formulation of urban program and the project selection for the development of real estate in urban area,etc.
