摘要
近年来,各地房地产企业发展迅速,实行多元化战略,呈现了多产品结构。本文运用Translog成本函数估算分析了多产品结构的经济效益,提出了"大公司、大企业有最大的范围经济,但其规模经济稳定不变,不能获得较大的成本效益;中等规模的公司可获得较大的规模经济和范围经济,能获得较好的成本效益"的观点。
The real estate enterprise in every region has developing rapidly and has become diversified into a range of business and, as a result it displays multi-product structure. It goes without saying that analyzing the economic efficiency of multi-product structure. With using the translog cost function, the paper examines the efficiency of the multi-product structure of the real estate enterprise,and indicates that large firms achieve greater economies of scope,but they do not enjoy increasing returns to scale and can not enjoy significant cost efficiency,while the medium-size firms achieve significant scale economies as well as scope economies and enjoy preferable cost efficiency.
