摘要
在住房抵押贷款中大部分是中长期贷款,由于利率上浮抵押贷款借款人会由于利率改变而增加了其利息成本,从而导致一部分借款人提前归还贷款。在发生期前清偿时,商业银行需要核算其所带来的影响,进而采取合理的措施。既不给银行带来负面影响,也要考虑借款人的正当权益。
Of most of housing mortgage are mid/long-term loans.The rise of interest rate may increase the interests cost of the debtors.Consequently some of them may choose prepayment,which will influence commercial banks financial settlement.So the active measures should be taken to either relieve banks negative influence or protect the debtors benefits.
