摘要
在办公楼宇租赁的实际工作中,时常会遇到既不付租金而又赖着不走的违约承租人,对这样的违约承租人采取断电断水措施是一种较为有效的手段,本文从法律依据、采取措施应具备的要件、合同约定、具体实施步骤和注意事项等几个方面,对实施该措施提出了自己的观点和建议。
In leasing of office building, it is not uncommon that some leaseholders violate the contract by not paying the rent but refusing to leave. One of the effective measures against such violators is to suspend water and power supply. This paper presents the author' s views and proposals for taking such actions, which revolve round the legal basis, the necessary conditions for taking such actions, the stipulation of the contract, the specific steps as well as the cautions to be taken.
