摘要
利用1999~2004年间的数据对我国房价地价与租赁价格的关系进行实证研究表明:房价地价与租赁价格间不存在相同的变化趋势;房价对地价有显著影响,地价对房价的影响度较小;房价与租赁价格关系不显著;地价与租赁价格间的关系较弱,相互间的影响度较小。从实证分析中还可以发现,当前我国房地产市场存在投机的成分。因此,国家应从产业发展政策、金融政策、市场竞争规则和消费者观念转换等方面入手,抑制房价过快上涨。
Using the data of 1999-2004,the paper investigates the relations of real estate price,land price and rent.It reveals that real estate price,land price and rent have no cointegrating relations;real estate price remarkably affects land price and land price affects real estate price a little;relations of real estate price and rent are not remarkable.From our empirical analysis, we find real estate market has speculative conduct at present.So we consider government should control real estate price by industrial policies,financial policies,market rules and switching consumers' concept.
