Application of Fuzzy Maths in Urban Land Price Evaluation

本文探讨了模糊数学在城市地价评估中的应用，提出一种新的方法模糊地价评估法．它通过建立模糊评判指标体系和交易案例调查表，选取与拟估土地相关程度较大的近期内已发生交易的多照案例，并对其进行交易情况和交易日期修正，再运用模糊数学求取拟估土地最可能实现的合理价格．为进一步促进城市地价评估的科学性和准确性提供了参考．

This paper probe into the application of fuzzy maths in urban land price evaluation and proposes a new method-Fuzzy Land Price Evaluation. By building a fuzzy overall appraisal index system and a table of trade case content, it chooses the reference cases that traded with great relahve degree to the evaluated land, and revises their trade circumstance and data. Then it uses fuzzy maths to get the reasonable price. This paper also has proposed a reference for the development of the Scientism and accuracy of urban land price evaluation.
