摘要
随着我国住房制度的改革和房地产建设的加快 ,房地产金融业得到了快速发展。借鉴国外先进经验 ,住房抵押贷款证券化随之而生 ,对促进我国房地产业的发展起到了积极的作用。但由于我国在这方面起步较晚 ,相关制度、法规缺失 ,限制了住房抵押贷款证券化的发展。
As the reforms of housing system and the fast speed of real estate construction, the real estat and finances are going ahead fast. With the advanced experience from foreign countries, the negotiable securities of mortgage loan has come into being, which motivates the development of real estate in China. But there exist the development limits in this field because of the imperfect regulations. This paper mainly discusses some negotiable securities-of-mortgage-loan problems from the view of law.
