摘要
以四川省雅安市为例,结合当地实践,探讨了城镇不同用地类型的土地还原利率的确定方法,并对城镇工业用地土地还原利率的确定提出新的技术路线:即根据各种风险因素对不同用途土地的影响程度进行分析,确定商业、住宅和工业用地风险调整值,从而计算出城镇工业用地还原利率.
Based on the reality of Yaan City Sichuan Province, this paper probes into the determination of capitalization rate for the industrial land, and a new technology route has been put forward. To fix the risky-adjusted value of commercial land, residential land and industriall and, respectively according to the effects of venture factors on the different land use, the capitalization rate of urban industrial land can be calculated.
