摘要
合川市基准地价评估方法是以土地定级为基础,土地收益为依据,市场交易资料为参考。通过对该市土地利用经济效益的结构分析,得到土地级差收益分布模型A=6.59(1+0.46) ̄N.运用收益还原法,将土地收益转化为土地的基准价格。
Base land value is the medial price of the profit from a certain grade of land.It is the method ofappraisal of base land value in Hechuan City to take land rating as the base,Land profit as the evi-dence,informations from land market as the mirror. According to the structure analysis of the economicprofit,the author prt for ward a model of gradient profit,i.e,A=6. 59(1+0. 46) ̄N,Using the methodof profit deoxidization,The land profit is turned into thebase land value.
