基于云理论和效用理论的评估方法及其在业主评估中的应用

Evaluation Method Based on Cloud Theory and Utility Theory and Its Application in Owner Evaluation

由于人的认知的模糊性和客观数据的随机性,评估工作总是存在着一些不确定因素。在开展评估工作的时候,一项重要的工作就是如何处理评估过程中的模糊和随机问题。概率论是处理随机问题的经典方法,但不便于处理模糊问题;模糊理论则正好相反。基于模糊理论和概率论的云理论具有同时处理模糊和随机问题的潜力,提供了一种定性概念与定量数值分布之间的转换模型。本文研究如何应用该模型来处理评估过程中的模糊和随机问题。首先,提出了综合应用云理论和效用理论的评估方法,给出了具体的方法步骤。然后,分析归纳了三类业主评估问题,并以一般性的业主评估问题为例给出了如何应用上述评估方法进行评估的过程和结果。最后,给出了从该文研究工作得到的结论。与传统评估方法相比,本文所提出的评估方法非常便于处理定性定量综合评估问题,具有在给出评估结果的同时还能给出评估结果置信度信息的优点。应用该方法解决业主评估问题,非常适合和有效。
