摘要
从理论上分析了城市轨道交通开发的受益对象,并通过案例分析了各受益主体的受益情况.在此基础上,以札幌市轨道交通线路以及上海地铁1号线莘庄站和莲花路站为对象,调查分析了城市轨道交通沿线房地产价格与车站距离的关系.同时,从城市轨道交通沿线区域可达性的角度,探讨了建立城市轨道交通开发利益影响范围理论计算模型的方法.研究结果表明城市轨道交通对沿线房地产价格的影响是有一定范围的;沿线房地产价格与车站的距离成反比关系;且车站离开市中心越远,对周边房价的直接影响范围就越大.
A theoretic analysis is made of the beneficiaries of urban rail transit development and the distribution of benefit among them is discussed with a case study. The relationship between the price of real estate along the urban rail transit line and its distance from the station is analyzed with a case study of the rail transit lines in Sapporo of Japan and Xinzhuang and Lianhua Road stations of Shanghai urban rail transit line 1. The modeling of impact area of urban rail transit development benefit is also discussed from the angle of accessibility of areas along the lines. The results show that the impact of urban rail transit on the price of real estate along the lines is area-limited and the price of real estate along the lines is in reverse proportion to the distance off the station, that is, the farther the distance is, the larger the impact area is.
