摘要
现阶段,我国城市地价体系主要以基准地价和标定地价为核心,土地通常都是以单一用途按照商业、住宅、工业进行分类评估.随着经济的不断发展,土地的用途逐渐呈现综合利用的方式,需要采用新的方法进行地价评估.结合宁波市宁海县2003年基准地价更新评估实践,提出了采取基准地价分类修正综合法对综合用地地价进行评估.
At present, benchmark land price and demarcate land-price are the core in the urban land price system. The land is generally evaluated according to the single use like commerce, residence or industry. With the development of economy, the land use begins to take on the character of integrative exploiture, so it is necessary to evaluate the land price by using new methods. A new method is put forward to evaluate the land price of integrative land with classify modifieative integration method of benchmark land-price base on the practice of benchmark land-price which updated evaluation of Ninghai country, Ningbo City in 2003.
