摘要
随着政府宏观调控的加强,特别是对银行业的借贷业务的控制和利率的提高,使得房地产投资的融资成本加大,进而使房地产融资方式发生了重大变化———从单纯的银行贷款向融资方式的多元化发展。房地产融资方式的多元化,对于降低房地产融资风险,提高资本利用效率,发挥房地产业作为国民经济支柱产业的作用,具有十分重要的现实意义。
With the enhancement of govermnent's macro adjustments and controls, especially the control on debt-credit business of banking industry and increment of the interest rate, financing cost of real estate investment therefore increased, and the financing way of the real estate greatly changed--development in pluralism in the financing way. The pluralism of the financing way of the real estate, for reducing the financing risk of real estate, improves the utilization efficiency of the capital, gives play to the real estate as the function of the pillar industry in national economy, and has very important realistic meanings.
