在西方发达国家是先有商业再有地产,而在中国却是先有地产再有商业,这种先后顺序的倒置,极大地降低了中国商业地产项目的成功率。
Real estate developers are optimistic about the prospects of commercial properties in China because they see the huge demand while the Chinese economy is growing at a fast pace. Although the demand does exist, most commercial properties have fallen short of expectations. Why? Experts say the reasons are complex and numerous, among which reversed development sequence is believed to be the main culprit. In Western countries, property developers will not start a commercial real estate project until they line up enough potential tenants to rent the space because developers need to construct projects according to the requirements of potential tenants. In China, however, the sequence is completely reversed. The developer first develops a commercial building according to its own presumptions, then sells, rather than renting out, the project to buyers. The most striking drawback of this reversed sequence is that the developer's presumptions do not meet the potential buyers' needs, thus leaving the property unoccupied.
