摘要
当前农用地估价以收益还原法为主,而纯收益是重要的参数之一,纯收益测算的合理与否直接影响农用地价格的正确性。本文从农用地纯收益测算存在的问题着手,探讨利用灰色预测和C D生产函数模型测算纯收益的方法和过程,用实例进行验证,对当前农用地估价工作具有重要的指导作用。
Income capitalization method is a prevalent approach of evaluating agricultural land price. As an important parameter, the calculation of net income directly influences the correctness of agricultural land price. To begin with, this paper analyzes existent problems about net income calculation. Then this paper probes into the method and process to calculate the net income by using the grey model and C-D productive function model and gives a demonstration. The discussion will play an important role in the present agricultural land evaluation.
