In the development of real estate project,the decision lacking scientific operation may result in the latent risk to the project. The scientific decision makes the project risk lower and the success rate exalted. Utility theory is important and basic theory and plays an important role in scientific decision. According to the method of history view, the foundation, development and betterment of utility theory are discussed. Based on the application study and utility equation study of utility theory in the real estate project, the utility decision of an real estate project is completed.
