On September 13, Morgan Stanley and hai Dragon Investment Co., Ltd coheld a news conference, declaring the acquisition of the property rights of Shanghai World Trade Building in the way of non-performing debt rights acquisition, the purchase price is about $90,000,000. This,is also the emblem of the completion of Morgan Stanley and Dragon Investment' s perfect acquisition plan on World Trade Building which has lasted two years. The real estate area that Morgan and Dragon acquired this time is about 50,000m2 which is 80% of all world Trade Building. It' s ever said before that the purchase price is $2000,000,000,so this time the purchase price $90,000,000 that declared at the news conference is really out of expectation, the average acquisition price is around $2000/m2,yet the sale price of the same type of office building in its surrounding area has reached $3,000/m2. 'This price is reasonable, because non-performing assets acquisition has comparatively greater risk and other costs.' Morgan Stanley expressed when they considered the acquisition, they have ever made a 5-year investment plan, and so they won't think about reselling it until 5 years later.
