基于效用理论及其对房地产项目评价的适用性分析,对房地产项目效用决策模型实际项目进行了效用决策分析.在测定决策人效用特征值的基础上,计算各级评价指标和项目方案的效用函数值,并根据实际情况对效用函数值进行了附加条件及关联因子修正.最后,根据房地产开发项目效用决策准则进行了有关决策分析,并通过实例分析阐明了效用决策与决策人思维的本质关系.

The application of utility theory in the real estate proiect is of great practical significance. Based on the analysis of utility theory and the application of utility theory in real estate project decision, the utility decision models for real estate project are established and applied to actual projects. With the measured utility eigen values of the decision-makers, the values of evaluation index utility functions at all levels and scheme utility functions are calculated. According to actual situations, the utility function values are revised. Finally, the decision analysis of the real estate project is completed in the light of utility decision rule, and the essential relation of utility decision and decision-maker＇s thinking is clarified with examples.
