大型旅游房地产开发:造景与借景——华侨城与西安曲江新区比较研究

On the Exploitation Modes of Large-scale Real Estate for Tourism——from the Comparison of Overseas Chinese Town and Qujiang in Xi'an

面对大型综合性旅游房地产开发的热潮,回顾了我国旅游房地产相关研究,重点以华侨城和西安曲江新区为例比较分析其2种开发模式构景与借景开发的异同。大规模、高门槛、旅游与房地产的良性互动等方面反映了两者的联系,也体现了大型旅游房地产的共性;同时在区位选择、市场定位、文化主题确立和用地特征等方面2种开发模式存在区别。最后指出了今后发展旅游房地产应该注意的问题。

With the fast development of large-scale real estate and more and more attention to it, this paper retrospects the related study of real estate for tourism briefly. Then according to the study and comparison of Overseas Chinese Town and Qujiang in Xi＇an ,two exploitation modes, based on the inherent scenery or the man-made one such as theme park ,are compared and there are some similarities between them on the scale, fund need ,interaction between tourism and real estate and some characteristics on land-use. On the other hand , the differences also exist in the following aspects：the choice of location,orientation of target market, the theme culture and spatial structure of land. In the end ,it points out that in the future more attention should be given to it.
