摘要
通过分析目前我国城镇土地定级中级差收益测算法、多因素综合评定法、以价定级法等三种方法的基本思路和优缺点,提出了“以价定级”的主要思想和技术路线,并以晋江市市区土地定级为例,验证了此方法。结果表明:在土地市场发育成熟、交易案例较多的城市,“以价定级”是一种测算便捷、结果实用的好方法。
The paper analyzes the advantages and disadvantages of the three methods applied in urban land gradation:differential profit,multi-factor comprehensive appraisal, and gradation based on price, and explains the main idea and technological line of gradation based on price and proves the method taking the practice of urban land gradation in Jinjiang City.The result of the experiment shows that the method of gradation based on price is a good way of quick calculation in the cities with mature land market and plentiful exchange cases.
