摘要
基于网格单元的多因子评价法和基于均质单元的市场交易价格法是城镇土地定级中的两种常用的方法。文章设计了一种城镇土地定级技术路线,并将两种方法进行了融合,把城镇基准地价评估作为土地定级的深入和量化。在此基础上,指出和探讨了技术路线中的若干关键问题,如多因子评价中的权重、区片价格的空间插值、网格综合分值与样点地价关系、因子作用的服务半径和衰减模型等等。通过案例分析,系统地剖析了所设计的技术路线的具体应用。在案例研究中,重点突出了如何借助GIS技术对多因子评价法和市场交易价格法所得到方案进行比较分析,强调操作中要注意的实际问题。
The multi - factors appraisal method and market transaction price appraisal method, which are based on the grid unit and the isotropie unit respectively, are two kinds of common techniques applied to urban land classification. This paper designs one kind of technical approach to urban land classification. It integrates the two methods mentioned above and considers urban land evaluation as the penetration and measurement of urban land classification. On the basis of this, certain key issues, such as the weight of multi - factors appraisal, spatial interpolation of parcel pricing, the relation between grid synthesis score and the land price of specimen, the service radius of factors function, the attenuation model of factors function and so on, are discussed in technical approach designed. A case is used to demonstrate systematically the application procedures of technical approach which designs and lays emphasis on how to carry on the comparative analysis on the methods for multi - factors appraisal and market transaction price appraisal with support by GIS technology, as well as the actual problem in the operation emphasized.
