摘要
一段时间以来,有关中国房地产“泡沫”即将崩溃、居民因购房而负债累累的言论在广为流传。但事实是,目前的中国房地产市场,虽有结构上的供过于求,总量上却是供不应求的,房地产市场不会出现泡沫,房价也不可能大范围下降。中国的住房市场和住房金融体系尚处于发展与转轨过程中,今后,应理顺住宅供给体系与住宅金融体系,拓展房地产企业融资渠道,加大对住房行业垄断及暴利行为的监管,以维护公平、有序的市场竞争秩序。
For some time, a statement has spread in a large scale that "foam" of China's real estate will collapse,and residents will be in heavy debt with house purchasing. The fact of China's real estate market at present is that supply is lower than demand in whole although its supply in structure is more than demand, therefore, there is no possibility of "foam" and a decrease of prices of real estate in China in a large scope. China' s housing market and housing system are in a course of development and transmission. In the future, it' s necessary to smooth housing supply system and housing finance system, to expand financing channels for real estate enterprise financing, to stress supervision over monopoly and too excessive profitability, so as to maintain an orderly, fair market competition order.
