摘要
在房地产估价中使用市场比较法时,区域因素和个别因素的确定主观性强,在将修正因素细分为多等级体系的基础上引入模糊数学的聚类分析方法和模糊集合选择排序方法将区域因素和个别因素进行量化,提高评估结果的可靠性。
In order to get objective results in factor modification of real estate appraisal by market comparison approach, the methods of fuzzy cluster analysis and fuzzy sorted algorithm were introduced, It was proved that the quantization of regional factors and specific factors calculated by the method was at a higher reliability level.
