摘要
开发区属典型的地价高度发展区.本文根据开发区地价变化规律,建立了开发区地价动态评估模型,讨论了模型的具体应用方法,并将模型应用于金华市江南开发区动态评估,予以实例验证.
The Development Area is the typical highly developed area of land price. To study the remote evaluation of the Development Area is very important to carry out the compensatory transfer of land use right and normalize the land market of the Development Area according to international conventions. This artical consists of three parts as follows;(1) According to the changing regulations of land price of the Development Area, we set up a model of remote evaluation:and discuss how to define the parameter K, a (t) and P(to).(2) As an example, we apply this model to Jiangnan Development Area in Jinhua city. In order to verify the result of model of remote evaluation, we compare the price counted from the model with one of the real land market price of March. 1995. The error is only -6.8%.(3) To discuss how to expand the applying field of this model of remote evaluation and how to apply this model to evaluate the Grades of land price, the streets of land price ect. which reflect the different prices in the Development Area.
