穷人之困,富人之惑——解谜高增长下的中国房地产

Harsh for the Poor but Puzzled for the Rich

房、车、路是自2001年中国进入新一轮经济快速增长周期的领头羊,房地产又是其中的最大力量。房地产是否过热?政府是否应该加以宏观调控?在大多数人买不起房子的背景下,为何房地产屡调不“空”?都是工商业界人士普遍关心的问题。本文认为,目前构成房地产上涨的最大动力来源于投资性购房,而不是自住性购房,并且这轮自2003年起的投资性需求将持续下去。

Real estate,cars and building roads are the most shinning stars of the new economy since 2001.Among the three,real estate is the most powerful factor.Does real estate too hot? Should government pay more attention to macroeconomic regulation? One queer situation is that most people can not afford a house but it's difficult to find empty rooms in most large cities.From the author's point of view.the drive for the fast growth of real estates industry is that most people pnrchase houses is for investment purpose not for living.
