摘要
城市地价监测点的价格更新是地价动态监测体系维护和更新的重要部分,从监测点地价的影响因素分析出发,采用多因素权重法建立监测点地价更新的数学模型,以专家确定影响因素权重和估价师对各因子变动比例打分的形式,掌握土地条件变化引起的地价动态变化,从而达到更加准确、方便、快捷更新监测点地价的目的。以重庆市江北区部分监测点为例证明此方法的可行性。
Land price value renewal of the inspection points is an important part of the dynamic maintenance and renewal of the i, land price value renewal system". Based on an analysis of the influencing factors for land price at the inspecting points and adopting the multi - factor method of weighting, this article has established a mathematical model of land price value renewal of the inspection points through scoring according to expert - determined influencing factor weight and estimator - determined factor change proportion. This procedure has proved more accurate, convenient and simple to operate. When applied at a few inspection points in Jiangbei District of Chongqing, this method proved to be feasible.
