针对地漏泛味、散水坡渗水、出水孔渗漏水、变形缝部位渗水等典型的房建工程质量通病，对其产生原因进行了分析，并提出了相应的防治措施，以提高住宅的质量。

In light of typical quality failing in building construction as foul smell from floor drain, water percolation from apron slope, water seepage from water outlet, and water leakage from movement joint, this paper analyzes its reasons and puts forward relevant prevention and cure measures against it to improve housing quality.
