摘要
近几年来,我国房地产市场快速发展,对促进国民经济增长,推进城镇化进程,改善人民生活水平等方面发挥了积极的作用。但是,当前房地产业发展过程中也暴露出许多问题,商业银行房贷余额不断增加推动着房价不断提高,商业银行房贷风险开始聚集。本文分析了房地产市场发展现状,指出商业银行大量资金进入房地产市场存在的信贷风险,并提出防范和化解这一风险的对策。
China real estate market has developed very quickly in recent years, which played an important role in helping economy progress and improving people's living standard. However, many problems were disclosed with the development of the real estate market. For example, the increase of mortgage loan boosted the housing price, which also increased the risk of mortgage collection for the commercial banks. This article first analyzed the current aspects of the real estate market, and then pointed out the potential risks for those commetcial banks which invest heavily in real estate market. Finally, the author provided some suggestions to prevent and solve the mortgage risk.
