在智能生态成为当今国际上建筑发展的总趋势的前提下,针对国内智能住宅的设计现状,本着以人为本的观点,从智能社区产生的背景、发展概况、智能社区优于智能大厦的功能(周到及时的服务、人性化的管理)及设计目标等方面进行了深入研究,并结合智能小区建设中存在的问题,提出了适合我国国情的技术发展选择以及相应的政策措施。以便人们统一认识,促进智能住宅小区的健康发展,深切地使小区的智能化更贴切地融进人们的生活之中。

Under the premise of the intelligent ecology becoming the general trends of the international architecture development now, in view of the design actuality of the domestic intelligent housing, according to the humanist viewpoint, this article makes the profound research from the background, the development survey of the intelligent community and the intelligent community having superiority over the intelligent quarters mansions in the function（thorough prompt service, human its nature management） and the design goal and proposes the technological development choice suiting the Chinese national situation and the corresponding policy measures in order to unify the people＇s realization, advance the healthy development of the intelligent housing quarters and sincerely make the quarters intellectualization into the people＇s life.
