摘要
在发达国家,固定利率房贷是银行主要房贷业务之一,购房者大多选择固定利率房贷来规避利率风险,我国光大银行于2006年初率先推出固定利率房贷业务。我国固定利率房贷是在国内房贷业务萎缩、宏观政策相对宽松的背景下推出的,但目前银行推出此项业务面临着较大的利率风险及购房者在短期内难以接受等问题,同时也存在着与目前相关法律相抵触的地方。为了推进固定利率房贷业务的发展,必须完善配套的法律制度,商业银行必须提高金融创新的力度、提高利率风险定价能力和资产负债的重组安排能力。
In developed countries, fixed - rate housing loan is the main type of housing loan business, and homebuyers usually choose fixed - rate housing loan to avoid interest rate risk. In the beginning of 2006, China Everbright Bank took the initiative in promoting the fixed - rate housing loan. This article begins from the analysis of the developing background of fixed - rate housing loan, and further, finds out the problems existing in the developing process. Finally, this article puts forward some proposals and opinions, aims at promoting the growth of fixed -rate housing loan in China.
