投入产出法及其在桑园地价评估中的应用——以江苏省海安县为例

Input-output Method and Application in the Land-value Evaluating of Mulberry Field ——A Case of County AnHai,JiangSu Province

目前,桑园地价评估鲜有研究。对桑园地价进行评估,有利于促进桑园用地合理流转,实现种桑养蚕规模经营,对保护地方特色产业具有重要的作用。鉴于投入产出法是国际上公认的比较成熟的土地估价方法之一,利用投入产出法对桑园估价,桑园收益价格主要由桑蚕净收益及土地还原利率决定。本文以江苏省海安县桑园地价评估为例,就投入产出法及其在桑园地价评估中的应用加以实证研究。

The land-value evaluating of mulberry field can promote rational circulation of mulberry field, and realize scale operation of planting mulberry and sericiculture. It can play a important role in protecting the local characteristic industry. In view of input-output method being generally acknowledged riper in the world, when we evaluate mulberry field with input-output method income price of mulberry field is mainly determined by silkworm net income and capitalization rate for the land .This text takes the land-value evaluating of mulberry field in county AnHai,JiangSu Province as an example, we make an empirical research of input-output method and its application in the land-value evaluating of mulberry field.
