摘要 国内房地产市场经过几年的宏观调控,收效甚微。其主要原因在于对房地产是投资还是消费、房地产市场的发展模式、什么是房地产市场的需求、什么是房地产空置率、利益失衡、外资炒作房地产、过高房价等重大问题的认识存在误区。只有对这些问题上进行反思,并从中找到问题的症结,才能化解中国房地产市场错综复杂的利益关系。 The local real estate market has been regulated for several years from the macro view, yielding very tiny results. Its main reason is that there exist some wrong ideas on understanding such problems as whether the real estate is investment or consumption, the development model of the real estate market, what is the demand of a real estate market, what is the emptiness ratio of a real estate, benefits out of balance,foreign capital speculating the real estate, too high housing prices, etc. Only reviewing these problems and finding out the sticking points of them can dissolve the complicated interest relation of China's real estate market.
