摘要
采用实证分析的方法,论证房地产业对北京GDP的贡献,从需求、供给及房地产业结构方面探讨北京房价过高的原因。进而提出政府应出台政策抑制房地产投资需求的过快增长;进一步完善市场机制,改革和完善土地使用制度;优化北京房地产市场供应结构;注重大量空置房的消化,积极培育房地产二级市场。
The paper demonstrates Beijing real estate industry's contribution to GDP by the method of demonstrational analysis. And this paper discusses the cause of Beijing housing price's rapid increase fi'om the angle of supply and demand as well as industry stucture, then puts forward some countermeasures, such as formulating policy to restrain real estate investment's increase effectively for the government; completing further market mechanism and reforming and perfecting land using system; optimizing the supply structure of real estate market; paying attention to reducing the number of empty houses and cultivating real estate's secondary market.
