摘要
房地产投资波动与城市化之间存在关联性。文章从理论上分析了房地产投资增长的两种效应以及对城市化水平影响,并建立的一般均衡模型,论证了房地产投资与城市化之间存在正相关关系。在此基础上通过GRANGER因果检验证实了两者因果关系的存在。进一步研究发现,城市化进程还受到房地产价格波动、人均购房面积、城市人口数量等因素的影响。
The relationship is exist between the real estate investment fluctuate and urbanization. The paper analyzed theoretically about two effects of the real estate investment increase and the influence to urbanization. And the general equilibrium model indicated the positive correlation between the real estate investment and the urbanization. Base on this estimation, Granger-causality test approved the consequence is exist. The farther research discovered that the process of urbanization are also influenced by real estate price fluctuate, house purchase area per people, population amount of the city and so on.
