摘要
共用部分是建筑物区分所有的核心问题。民事生活中,建筑物区分所有权人之间绝大部分纠纷几乎都是因共有部分的权利和义务划分不清而起。由此,论证建筑物区分所有权共有权的客体及其分类,可以为我国建筑物区分所有权之共有权的客体立法与司法实践提供理论前提。
The co-ownership part of condominium is the key problem of the condominium. In civil life, most disputes among the condominium owners are produced by the illegible right and obligation of co-ownership part. So to explicate and examine systematically the subject and kinds of the co- ownership right of condominium may provide legislative conference and theoretic prerequisite for the practice of jurisdiction of condominium' s co- ownership part.
