摘要
采用模糊数学理论与方法,并将层次分析法(AHP)与模糊综合评判相结合,在充分考虑房地产自身特点的基础上,建立房地产项目销售预测模型。提出一种简便的定量化研究方法及步骤,将其应用于实际案例的分析验证,并得到与实际楼盘销售情况基本吻合的结果,从而可为投资者在房地产开发初期进行房地产销售预测提供参考。
Combining Analytical Hierarchy Process and fuzzy comprehensive evaluation, and fully considering the characteristics of real estate, a model was introduced for predicting forecasting real estate sales based on fuzzy mathematics theory. A simplified quantitative analysis method and procedure were presented, and applied to a real estate case. The analytical result had a good agreement to the practice situation. The model and method mentioned above can be used by investors as reference to forecast real estate sales in initial development stages.
